How to Request a Guarantor
You can request a guarantor to add extra security to a tenancy or
when you decide you want a guarantor after the tenant’s referencing is
complete. Guarantors provide additional security by agreeing to cover
rent payments if the tenant cannot.
When this option appears: The "Request Guarantor Service" button is available only when the tenant’s referencing is completed and a guarantor has not
already been requested for that application. If you need a guarantor
from the start (e.g. known affordability concerns), you can indicate
that when setting up the reference; this article covers adding a
guarantor after referencing is complete.
When to Request a Guarantor
Consider requesting a guarantor when:
- Tenant doesn't meet the rent affordability requirement
- You want additional security for the tenancy
- The tenant has borderline affordability but otherwise good references
How to Request a Guarantor
Step 1: Initiate the Request
- Navigate to the tenant's referencing sidebar page (the page you see when you click their name in referencing overview).
- In the referencing sidebar, look for the "Additional Services" section at the bottom of the sidebar
- Click "Request Guarantor Service"
- Follow the steps and submit
Step 2: Confirm and send
- On the Request Guarantor page, review the application summary (tenant, monthly rent, property, status).
- Read the "What happens next?" section.
- Tick the confirmation box: "I confirm that I want to request a guarantor for this application."
- Click "Send Guarantor Request" to send the request, or Cancel to go back.
After sending, you’ll see a success message and be redirected.
Step 3: What Happens Next
- Request Sent: The tenant receives an email asking them to provide the guarantor’s details (name and contact information).
- Tenant provides details – The tenant submits the guarantor’s information.
- Guarantor Invited: The guarantor gets an invitation to complete their profile
- Referencing: The guarantor undergoes comprehensive Fullview checks
Guarantor Requirements
Guarantors must meet strict criteria:
- Income: Must earn at least 3 times the monthly rent
- Referencing: Undergo Fullview comprehensive checks
- Location: Must be a UK resident
Important Notes
- Guarantors are legally bound to cover rent if the tenant defaults
- The guarantor referencing process is separate from the tenant's
- You can track the guarantor's progress in the referencing dashboard
